For over 65 years, one of the famous buildings that visitors to Ocean City can be found at the corner of Bay Avenue and 34th Street.

Formerly The Seaspray Hotel, the property was converted into a Condominium with residential units for year-round and seasonal vacationers in 1980. This has been one of the landmarks of the 34th Street corridor that is well-known for the ACME Supermarket, CVS Pharmacy, and Wawa, all located across the street from The Seaspray.

But after deteriorated concrete fell through an exterior doorway, the property was shut down, forcing all residents and tenants to move out immediately.  After Engineers released conflicting reports about the state of the building, Ocean City Officials deemed the building unsafe " due to continued deterioration" of the building.

What Is Next For The Seaspray Property?

Less than a year after the property was listed at a sale price of $7 million, the Ocean City Council approved a resolution that submits a request to the Ocean City Planning Board to determine if the condemned Seaspray property needs "rehabilitation".

If the Planning Board labels the property at 3313 Bay Avenue needing "rehabilitation", then the new property owners can negotiate new zoning standards to build a completely different structure on the site.

There are reports that the new owners of the Seaspray property will be The HOW Group. Based out of Conshohocken, Pennsylvania, they are a real estate and property management company that has proposed a plan for a brand new redevelopment project.

They want to construct a three-story building that will feature 43 condo units and a covered ground-level parking area. The redevelopment project would modernize the corner of 34th Street and Bay Avenue.
